Number of Contracts to Buy Homes at Highest Point Since July
More Americans signed contracts to buy homes in February, with purchases surging ahead of the traditional spring buying season.
The National Association of Realtors said that its seasonally adjusted pending home sales index rose 3.5 percent to 109.1, rebounding from a 3 percent decline in January. The index has reached its highest level since July 2015.
The increase in signed contracts occurred despite a shortage of homes on the market. The gain suggests a strong start to the spring home buying season, after some recent reports have hinted at a possible slowdown as rising prices have hurt affordability.

Pending sales contracts are a barometer of future purchases. A sale is typically completed a month or two after a contract is signed.
The recent pending sales report indicates that demand remains solid even though home prices are rising and buyers have a limited number of listings from which to choose.

Leaving a home, especially one you’ve lived in for many years, can be hard — and so can getting settled into a new house that doesn’t really feel like home yet. Whether you are downsizing or moving into your dream home, these ideas should help ease the transition.
Saying Goodbye to Your Old Home
Take photos of your old home before you pack your stuff. Part of what’s hard about leaving a place is knowing you’re also leaving the time you inhabited it. Little ones will be growing bigger in the next home, and everyone will be on to new things. Documenting your old house is just as much about treasuring where you are at this moment in life as it is about those hardwood floors and great light. If you have kids, be sure to include a few photos of them in your old home, doing what they do best: playing, building, drawing on the table, dropping cereal on the floor; you’ll appreciate it later. Take pictures of your rooms when they’re not clean and tidy, but just as they are on a normal day. The snapshot of life as you live it is far more meaningful than tidiness. If you want, collect the photos into a small album with a photo of your home and the address on the front. This album has a dual purpose — it’s good for working through emotions you may be feeling about leaving a beloved home, and it acts as a realistic record to look back on when you find yourself waxing nostalgic.
Leave your mark. If you’ve ever found an artifact from another time hidden in an attic or under a floorboard, you know how thrilling it can be. Why not leave your own little treasure for some future owner to find? Go classic with a time capsule, write a letter or let your child leave a small treasure box. Or leave your mark in a more literal way by carving your initials into a secret spot, like in an attic or on the ceiling of a closet.
Have a “goodbye, house” party. Invite your closest friends and family to celebrate at your old place one last time. There’s no need to clean up — partying amid the moving boxes is totally acceptable. If you can, have music playing for ambience, and ask friends to bring paper plates and takeout snacks. And if you’ve made friends of some of the neighbors, don’t forget to invite them, too.
Toast your old home. Raise a glass of champagne or cider, and toast your old house before you go. If one toast doesn’t seem like enough, invite friends and family to share stories about things that happened at this house, and end each story with a hearty “To the house!”
Saying Hello to Your New Home
Freshen up. Moving into a new house can be an unsettling experience. Nothing looks, feels or even smells the same. Start things out on the right foot by giving the new place a quick refreshing with good-smelling organic cleaning spray in cupboards and on counters and floors. Open the windows on your first day in the new home and light a few candles in the evening.
Treat your new home to a few special goodies. They don’t need to be much, because after a big move, even the littlest pleasures will be most welcome. Think a bouquet of flowers from the grocery store, a bar of your favorite soap or a stack of fluffy new hand towels.
Host a housewarming party, no gifts required. It should be about bringing some life and love into your new space, not getting stuff, so feel free to include a friendly “no gifts, please” on the invites (or in the email). Who you invite is totally up to you — some folks enjoy inviting all of the new neighbors, open-house style; some enjoy a more tightly knit celebration with family and a few friends.
Put your stamp on the new place. Paint a wall, hang some art, order curtains — it doesn’t really matter what, just do something that makes your new place feel like you. Investing time and bringing treasures into your new house will help propel you toward feeling at home.
Living in Ponce Inlet Florida
When we first moved to Florida we rented a condo in Ponce Inlet Florida just south of Racing’s North Turn. The name of the complex was “The Towers of Ponce Inlet” which was developed by DiMucci Development which is located in Port Orange, Florida.
There are six condo buildings in a row here. The Towers of Ponce Inlet have 3 Oceanfront Pools, Jacuzzi, Fitness, Sauna, Social Room, Tennis, Underground Parking, 24 hr security, and is located on a No Drive Beach.
We rented our 2 bedroom condo from a couple from Indiana while we were building our home in Port Orange. Later, we sold that 2 br and moved into a 3 bedroom that they also owned in the same building.
Living in Ponce Inlet was simply an amazing experience for us. Every morning we would awaken to some of the most beautiful sunrises over the Atlantic Ocean. There is nothing like having your morning cup of coffee while staring at the ocean, except maybe having all of your meals on your balcony. LOL. (Since Mike does all of the cooking, Peggy used to call it Mike’s Oceanfront Diner)
Being on a no drive section of the beach made living in Ponce Inlet very relaxing. Spending the weekends soaking up the sun was a great way to unwind after spending the week selling oceanfront condos in Daytona Beach Shores. It was a toss up though as far as relaxation goes. The oceanfront pools were a great way to cool off from the hot Florida sun.
We sometimes regretted moving away from the ocean into a single family home. The maintenance free lifestyle was pretty awesome.

So back to the original question; How Many Properties Do You Need To Own To Retire in Florida?
The answer is …. it depends.
It really depends on your lifestyle. Do you want to retire with just your basic needs being met or do you wish to travel, play and enjoy the finer things in your golden years. But be careful not to become house poor.
My wife Peggy and I always tell our customers that we do not want to run into our customers at the grocery store buying ramen noodles while we are buying steak. Be careful not to over-extend yourself with debt. I got into trouble back in 2006. I should have exuded the wisdom of Proverbs 22:7 which simply states the borrower is slave to the lender.
Deciding on the number of properties to own also depends on your investing strategy. Today my strategy is much different that 2006. Back then it was about flipping properties. Investors were more like day traders in the stock market. I saw investors flipping condos in Daytona Beach and walking away with more than $80,000 after owning the property for about 10 minutes. This strategy worked well until the credit crunch and the financial meltdown of 2008. My strategy today is buy and hold, paying off properties and owning them free and clear. My sub-strategy is to think like a banker. My goal is to have 2 Million in assets working for me.

Ponce Inlet Florida is Located Just South of Daytona Beach
Fun Day at Racing’s North Turn in Ponce Inlet, Florida
This is a fun little restaurant and bar and it sits right on the beach just south of Daytona Beach. This little stretch of sand has an incredible history. You see, racing history began on this very stretch of beach back around 1936. This is where they used to race automobiles in Daytona Beach and this now famous restaurant sits right where the north turn of the track was.
Racing’s North Turn has always been one of our favorite places to eat since we lived in the condominiums just south of the restaurant while our home was being built in Port Orange. We used to sit out on the balcony and listen to the live entertainment out on their patio bar.
One of my favorite sandwiches on the menu is the Monte Cristo, which I almost always order when I visit. Their burgers are also very good. Their menu also has a wide variety of appetizers, seafood snacks, soups, salads, pasta, beef, sandwiches and wraps.
Today, Peggy ordered their fish sandwich and I had one of their cheeseburgers (Cheeseburger in paradise is now playing in my head …. lol)
Direct Oceanfront Patio at Racing’s North Turn
One of the things we love about eating here is the patio is direct oceanfront. There is something about listening to the ocean while enjoying your meal.
Being located in central Florida, it gets extremely hot in the summer, but no worries, their patio tables all have umbrellas.
The Towers of Ponce Inlet Florida Built By Dimucci Development Just South Of Racing’s North Turn
While enjoying our food, the sound of the waves, and the smell of the salty air, I couldn’t help but enjoy looking at the condominium tower that we used to live in. It is the first building just south of the restaurant (on the second floor). The building was built by DiMucci Development back in the mid 1990’s. We rented it from some of the nicest people from Indiana. One of the things I loved was this complex has 3 oceanfront swimming pools.

Why Every Buyer Should Have a Real Estate Lawyer When Purchasing a Home
The following describes the various steps in the purchase process and how a Florida real estate attorney customarily assists the buyer during each step.
Although engaging the services of a real estate lawyer is not absolutely necessary during the pre-contract negotiation phase of a real estate purchase transaction, it can be helpful for the buyer to speak with attorney if the buyer has any questions regarding the purchase price and any tax related issues that the buyer may be concerned with.
Speaking with an experienced Florida real estate attorney about the buyer’s concerns and questions during the pre-contract negotiation phase will give the buyer the opportunity to address a situation prior to the buyer being bound to a contract to purchase a home and will provide comfort to the buyer regarding certain questions that the buyer may have about the pending home purchase.
Contract of Sale:
A Florida contract of sale contains many different details associated with the purchase of the home and although the real estate agent is normally the person who prepares the contract of sale, the buyer’s attorney is the one who will sit down with the buyer to explain everything the buyer will need to know about what the buyer is signing and what it means for the buyer.
A real estate contract of sale usually includes many important factors such as:
- what real and personal property are included in the sale
- the purchase price, the amount of the deposit which is to be paid
- where same will be held in escrow and what the provisions of the escrow are
- how many days the buyer has to obtain a loan commitment and what happens in the event that the buyer is unable to obtain a loan commitment
- what will happen if any damages to the house are present or any major repairs are required
- the requirement of a clear title in order for closing to occur and what will happen if there is an issue that can not be cleared on the title
- when the closing date is scheduled to be
- what happens if the seller is not ready to close and the buyer is
- the allocation of closing costs and expenses
- many other important matters to consider.
An experienced Florida real estate attorney will review the title search report and the information contained therein to make sure the status of the title is clear before moving forward with the purchase of the home, and will take all necessary actions in order to clear any title clouds prior to closing.
Although almost always required by the buyer’s lender when the buyer is financing his or her purchase, even in all cash transactions it is essential that a survey is ordered for the property and carefully reviewed prior to closing.

What Do Condo HOA Fees Usually Include?
A home owner’s association is a group of local residents that work together to plan neighborhood functions, amenity and communal space upkeep, and amend and enforce condo rules in an effort to maintain the values of all condos in the building.
If your building has a pool or workout facility, then your HOA dues will go towards the maintenance of those and any other amenities the building has to offer, as well as the staff required to oversee or assist during working hours.
Master Insurance Policy
It is important to know that most condo owners are responsible for insuring their personal property and maintaining the space inside the condo, but the HOA fee will cover a master insurance policy for the building.
This will include coverage for storm damage, leaking roofs, and liability around the property. Nontraditional Condo HOA Fees With the broad range of condos and buildings available to purchase, you will also run across some HOA fees and situations that are atypical, but worth asking questions about. Condotels – This type of condo is a mix of a hotel and condo, which can commonly be found in popular travel spots along the coast and in big cities.
The last thing you want to do is buy a condo and find out that a special assessment of several thousand dollars is due.
