What is a Real Estate Investment Trust? That is the most basic question here. At the most basic level, a REIT (short for Real Estate Investment Trust) is just a company that buys, sells, develops, and operates real estate assets.

The are three different types of REIT:

  2. Mortgage REITs
  3. Hybrid REITs

What is an Equity REIT

Equity Real Estate Investment Trusts actually buy real estate.

What is a Mortgage REIT

Mortgage Real Estate Investment Trusts buy mortgages that are secured by real estate and earn the interest from the payments received.

What is a Hybrid REITs

Hybrid Real Estate Investment Trusts generates income from rent and capital gains, like an Equity REIT and also interest from mortgage payments received like a Mortgage REIT.

Real Estate Invest Trusts are like private equity firms. PE firms buy and sell companies. They purchase them, improve them, and then they sell them. REITs do the same thing with real estate. Unlike most private equity firms, REITs are mostly publicly traded.
